Colliers Executive Vice President Shane Shafer represented the seller and facilitated the transaction, noting that the buyer was attracted to the property's strong in-place cash flow and continued value-add potential, given the limited new supply. The buyer also pointed out that it was one of the most well-designed and highest-quality apartment communities in the submarket.

Overall, Parc @ 5 apartments marks one of the more notable multifamily sales in the extremely supply-constrained 605 Corridor submarket.

As one of the few 100+-unit communities in North Downey, Parc @ 5 presented a rare opportunity to acquire scale in an infill location with high barriers to entry. Trulia reported this month that just 198 available rentals are in Downey.

Demographics for the 90240 ZIP code include average household incomes that exceed $100,000. The surrounding housing market continues to push residents toward renting, with home values surpassing $900,000 and median sale prices exceeding $1 million, reinforcing long-term rental demand in the area.

Its location near the 605 and 91 Freeways provides residents with convenient access to major employment hubs across Los Angeles, Orange County, the South Bay and the Inland Empire.
