Five AI-focused companies leased over 22,000 square feet, alongside a mix of tech, creative, and venture capital tenants.

San Francisco’s Northern Waterfront is emerging as a premier hub for AI and technology innovation, with Jamestown announcing more than 38,000 square feet of new office leases at Waterfront Plaza and Levi’s Plaza signed over the summer, up to and including those signed as recently as October.

Driving the momentum are five AI-focused companies—Greptile, Tzafon.ai, Million AI, Splight, and Pacific Technologies California—leasing over 22,000 square feet, alongside a mix of tech, creative, and venture capital tenants.

These leases reinforce the Northern Waterfront’s unique blend of modern, flexible workspaces, waterfront views, and amenities that foster collaboration across industries.

The leasing surge aligns with broader market trends: VTS’s Q3 VODI report shows San Francisco leading the nation in office demand, with a 112% year-over-year increase.

Jamestown, a design-focused real estate investment and management firm, owns approximately 40 percent of the office space in the Northern Waterfront area, creating a cohesive community for tenants across both Waterfront Plaza and Levi’s Plaza. Tenants benefit from access to shared events, perks, and the unique mix of natural beauty and urban convenience that the Northern Waterfront provides.

Alex Schwiebert, West Coast regional market leader and SVP of asset management at Jamestown, told GlobeSt.com that there is still a decent amount of availability in the overall market, so not all products are competitive. However, well-positioned, differentiated buildings that meet market needs are in high demand. Move-in-ready and furnished spaces are in exceptionally high demand.

“Generally, we are seeing strength across the city,” Schwiebert said. “Still, we believe the Northern Waterfront is at the forefront of San Francisco's office recovery, particularly with AI and other innovative tech-related companies.

“The Northern Waterfront offers amenities that are difficult to find in other parts of the city and also has way more parking available than in other areas of the city. Our variety of programming is highly compelling to tenants, including live music and concerts in the park, rooftop parties, and net-zero carbon buildings.”

Schwiebert said there is currently limited new office construction.

“Many landlords, including Jamestown, are focused instead on increasing the desirability of their properties. We are excited, for example, to have a new cafe (Lulu Fresh) open at Waterfront Plaza.”
