Firm acquires 30,000 square foot facility in Otay Mesa.

Industrial outdoor storage (IOS) firm Alterra IOS has acquired a 5.1-acre site with 30,000 square feet of accompanying warehouse space in the San Diego metro area.

The property, at 2660 Cactus Road, in Otay Mesa near the US-Mexico border, includes designated office space and open canopies. It is fully leased to a national tenant in the building materials sector.

It has convenient access to the region’s key domestic and international ports, highways, and airports, with direct connectivity to I-5, I-8, I-805, Route 11, and Route 905.

“This property checks several important boxes for us – it’s a fully improved property in a supply-constrained market, with immediate access to domestic and international transportation corridors,” Matt McNutt, vice president of acquisitions at Alterra IOS, told GlobeSt.com.

This acquisition grows Alterra’s California portfolio to 23 properties, including five in the San Diego area.

Mickey Morera of Kidder Mathews facilitated the acquisition for Alterra.

Currently, vacancies remain elevated with rental rates down in San Diego's industrial sector, as highlighted in a second-quarter report from JLL. However, this could soon change, as the report noted that the construction pipeline is near record lows.
